Mixed Use Centers

Atlantic Station

Owner: Atlantic Station LLC & Development Design Group

Creating the foundation and overseeing the construction of the infrastructure of a 138-acre, $2 billion mixed-use complex is challenging enough for any general contractor. Add in a brownfield location, and Atlantic Station in midtown Atlanta is an exceptionally complex project that required extraordinary cooperation among its developers, designers and general contractor VCC to complete. Charged with coordinating the construction of infrastructure for the entire complex, including the linkage to existing freeways, and the building of The District, an open-air retail and residential complex, VCC organized communications and schedules with multiple developers, government agencies and other builders to ensure an on-time and on budget completion of a particularly challenging project. To achieve this feat, VCC laid foundations, both literally and figuratively, to build a city within a city.

Victoria Gardens

Owner: Forest City Development California, Inc. & Lewis Investment Company

The Victoria Gardens lifestyle center combines 1.3 million square feet of retail and office space into a stylish and welcoming open-air plaza. Linking major department stores and arcades with a Center Court and water features, it provides a natural venue for a lifestyle fusion of restaurants, entertainment, bookstores, home improvement, home furnishings and appliance outlets. Nearby parking and neighborhood amenities such as newsstands and groceries come together to make Victoria Gardens the new center of activity for Rancho Cucamonga.

Ashley Park

Owner: Thomas Enterprise

With more than half a million square feet, Ashley Park combines a traditional look and high level finishes for a dynamic new life style center. The market center includes large retailers comfortably mixed with specialty shops, delicatessens and fine restaurants. As development continues Ashley Park will soon include a 14-screen movie theater.

Coconut Point

Owner: Simon Property Group

Architect: Phase II: KA Inc. Architecture, Phase III: Wakefield Beasley & Associates

Coconut Point is a mixed-use development, the largest single development in Estero Florida at nearly 500 acres. It’s made up of large residential areas with a central retail/commercial town center. At the focal point of this lively community, VCC constructed more than half a million square feet of retail space. Above that, on the 2nd story, VCC also built residential condominiums, and office space. This retail town center is a vibrant, open-air mix of commercial activity: shops and restaurants, entertainment venues and public courtyards—a gathering space surrounding several acres of lakes and boardwalks—all in a Mediterranean Revival style designed to fit gracefully into the Southwest Florida landscape. VCC not only constructed retail spaces, but also the extensive hardscape, which included a variety of concrete finishes, Mediterranean aged stucco EIFS, and a host of details, right down to pet friendly water fountains—all designed to create a unique living environment.

Amerige Heights Town Center

Owner: Regency Realty Corporation

Nestled within the pastoral setting of 42 lush acres, this outstanding neighborhood complex shines as a part of its community. The greatest challenges during construction included meeting a ten-month completion deadline and working from conceptual drawings only for the duration of the Project, a feat which required efficient and constant communication with the Jobs Architect, Owner and Engineer.

Corridor Market Place

Owner: Jacoby Development Company

Architect: Bignell Watkins Hasser Architects, P.A.

Laurel lies approximately half way between Rockville and Annapolis, putting this area at the crossroads of a powerhouse economic region in Maryland and the Mid-Atlantic area. Corridor Marketplace brought Target, Kohl’s, Sport’s Authority, Waccamaw and a second Weis supermarket to the area.

Dogwood Festival

Owner: Aronov Realty Management

Architect: Crawford McWilliams Hatcher Architects

The Dogwood Festival Market was Mississippi’s first Lifestyle Shopping Center. It immediately spurred the growth of new businesses in this small Delta community. Dogwood Festival Market is an open-air shopping experience, anchored by McRae’s, Borders Books & Music, Old Navy and Linens & Things.

Jordan Creek Town Center

Owner: General Growth Properties Inc.

Architect: Callison Architecture, Inc.

Jordan Creek Town Center in West Des Moines, Iowa, opened as the state’s largest shopping center. Through an owner-led design team, the spotlight shifted from a traditional mid-western mall to a “Town Center” setting on 200 acres. In the main two-level retail center, or “Shopping District,” most shops feature dual frontage into the mall and exterior entrances to the “streetscape” that creates the attractive pedestrian style. It includes more than 100 retail, dining, and entertainment outlets. The central shopping area with a 3.5-acre feature lake includes promenades, play areas, an amphitheatre, lakefront dining and outdoor cafes. The lake itself includes fountains, waterfalls, a bike trail, and multiple walkways. All these features are combined with the largest movie theater in Iowa, state of the art fire detection and suppression, and a variety of exterior facades and finishes.

Las Colinas Village

Owner: Las Colinas Village Ltd.

A particularly challenging construction effort due to the unstable nature of the soils on this site in Irving, this project required overexcavated and moisture-conditioned building pads and a combination of hundreds of cased straight-shaft piers, shallow bell piers and structural slabs. As a finished product, Las Colinas Village represents the paramount in lifestyle center design, finished with elaborate cultured stone veneers, imported clay tile accents, detailed stucco/eifs trimwork, custom cloth and brushed-metal canopies and historical re-claimed clay tile roofing. Elegance permeates the shopping experience for a discerning consumer market at this 21st century retail showcase.

Pinnacle Hills Promenade

Owner: General Growth Properties Inc.

Architect: Dougherty Schroeder & Associates Inc.

At nearly one million square feet, the Pinnacle Hills Promenade is an open-air center introducing the upscale style typical of larger metro areas into this Northwest Arkansas community. This brand new construction features more than 100 retail outlets, with a blend of large retailers, specialty shops, restaurants, office space and a 12-screen theater. Balance and style are the cornerstones of this project—a balanced approach to retail with equal measures of large outlets and small specialty shops, sit-down restaurants and a Food Pavilion, entertainment and office space. Also featured are stylish new finishes, including natural stone veneers and colored concrete. All in all, the Pinnacle Hills Promenade is a high style, fast paced addition to this rapidly growing community.

The Rim

An 800-acre mixed-use development, located on the leading edge of San Antonio’s explosive northwest growth sector. The property features Bass Pro, Target, Santikos Theatres, Best Buy, JC Penney, specialty stores, entertainment, fine dining and the luxurious Hotel Talavera and spa.

Wolf Ranch Town Center

Owner: Simon Property Group

Architect: Hodges & Associates P.L.L.C

Wolf Ranch is a 665,000 square foot open-air regional shopping center. Located in historic Georgetown, Texas, approximately 24 miles north of downtown Austin. The center is anchored by 11 stores and offers over 40 specialty shops and restaurants. What makes Wolf Ranch truly special is that it has an interpretive nature trail, ponds, and scenic areas that reinforce the natural Central Texas elements of wind, water and shade.

Woodlands Mall

Owner: General Growth Properties, Inc.

Architect: RTKL Associates

The Woodlands Mall lifestyle Expansion and Renovation is one of the few regional malls offering an entertainment-oriented open air setting and featuring a connection to the new Woodlands Waterway. The Woodlands Mall already includes more than 150 shops. The renovation features new design finishes and expanded family features.
